Technopark Phase III spans a total extent of 90.02 acres, featuring a mix of SEZ and DTZ areas. As the initial stage of development, Technopark has erected a 1 million sq.ft IT SEZ building (Twin Buildings Ganga & Yamuna), which holds the prestigious LEED Gold certification, making it the largest of its kind in the state.
The upcoming flagship project, 'DownTown Trivandrum' by Embassy-Taurus, encompasses 55.58 lakh sq.ft of built-up space and is currently under phased construction. This mixed-use project incorporates IT, commercial/retail, and service apartment facilities, designed as a micro-township promoting a 'walk-to-work' lifestyle model.
'Niagara', the first Special Economic Zone office building by Embassy Taurus Techzone in Technopark Phase III, which is part of the 'DownTown Trivandrum' project, has been established. This Gold-certified facility offers 1.5 million sq ft of IT office spaces and is home to premier corporates and Fortune 100 companies. Additionally, construction is ongoing for the remaining 40.58 lakh sq ft of space.
The Ganga and Yamuna buildings are two of the main structures in the Technopark Phase 3 campus. They have a total area of one million square feet and can accommodate around 15,000 techies. They are fully occupied by various software companies and also have a food court on the ground floor.
